Bit of Oil Weep - Problem or No Problem?

Had the D4 on a lift for the first time since I bought it used a month ago. I noticed a bit of an oil weep at the split between the engine and the transmission. I guess there are two possibilities here:
1. Nothing to worry about, just keep track of your fluid levels. This is rather common on these cars.

Or

2. Ooh, sorry there buddy. That needs to be taken care of right away. An oil seal has gone and if not cured, a serious breakdown will happen. And hate to break it to you but the seal replacement is rather complicated, needs separating the engine and transmission and will be costly.

So what is the verdict? 1 or 2 or perhaps something else?

The car is a 2011 D4 S 3.0 TDV6.

I take it your talking an auto? Does it look red ie trans fluid or more black like engine oil. If it's black don't instantly think it's the crank seal your need to check carefully above the bell housing and make sure it's dry.
